Commercialisation of space
The commercial space market, which consists of office buildings, shopping facilities and galleries, as well as industrial and logistics facilities, including logistics parks, is extremely dynamic. In addition to newly constructed facilities, there are many transactions involving existing and commercialised facilities. From the facility owner’s point of view, the key is to ensure the highest possible level of commercialisation of the facility, i.e., to provide space for use against payment, usually based on rental agreements. In the case of planned facilities, acquiring a suitable group of tenants is usually a condition for obtaining financing for the investment. In the case of existing facilities, the commercialisation process is generally continuous, with new tenants being sought well in advance of the end of the existing lease. The need to interest potential tenants, prepare offers, negotiate, and conclude a lease agreement, and arrange the space in accordance with the tenant’s requirements – requires proper planning and execution well in advance, especially as some negotiations do not result in lease agreements.
